Letting Process

1Valuation

At Langford Chase we take pride in our knowledge of the lettings market and current trends, and are best placed to advise you on the achievable value of your property. 2Let only or managed

Depending on how much you wish to get involved in the day to day running of your rental portfolio will determine which service you select with Langford Chase. We can cater with everything from minor repairs and maintenance to full refurbishments, deal with rent collection and property inspections, or simply find and reference the tenants and hand over the rest to you once they’ve moved in. The choice is yours.

3Marketing

Langford Chase employ high quality marketing techniques to present your property to the lettings market. We will advertise your property on the most well known nationwide portals, as well as our own website Langfordchase.com, using detailed descriptions, Virtual Tours, 3D interactive floorplans and high quality photography. With your permission we will also erect one of our To Let boards outside the property.

4Viewings

On receipt of your instruction, our lettings team will scour our extensive database of pre-vetted high quality applicants and contact all those that meet your criteria and arrange viewings. We accompany all applicants during the viewings and will provide feedback to you once they’re completed.

5Accept an offer

Once we receive a firm interest in your property Langford Chase will contact you and let you know. We will give you full details of your potential new tenants and their current situation and will discuss this with you. If you’re happy to offer them a tenancy subject to references, we will take your instruction and contact the applicants for a holding deposit.

6Undergo references

Langford Chase’s vetting process is extremely thorough for a reason. We strive to provide you with first class tenants who will respect your property and treat it as if it was their own. As part of the process our specialist reference company will obtain previous landlord references, employment references and proof of earnings and also check for any adverse credit. We will also perform Right to Rent checks, ask for proof of identity and proof of address.

7Sign paperwork

At this stage, we ask the tenants to pay the balance of funds and will set a date and time for them to sign the tenancy agreement. Once signed by all parties, a copy of the Agreement will be sent to you, along with copies of all relevant paperwork given to the Tenants.

8Transfer initial monies

We will transfer to you your first month’s rent less our fee and will email you a detailed statement of all outgoings and the balance that will be remitted to you. If the property is managed by us we will register the deposit in our Government approved deposit registration scheme according to Government guidelines. Otherwise, we will also forward the deposit for you to protect.

9Tenant moves in

On the day, the inventory clerk will perform the check-in with the new tenants and agree the contents of the inventory if one was performed. We strongly recommend an inventory as without one it is extremely difficult to successfully negotiate deductions from the security deposit if damage has been caused during the tenancy. The clerk will also take meter readings and photograph the sets of keys that are being given to the tenants.

Security Deposit - Capped at 5 weeks rent for annual rental under £50,000, or 6 weeks rent for annual rental over £50,000

Rent - The agreed monthly rent

Changes to tenancy - Capped at £50 inc VAT

Early termination charge - Not exceeding the landlord’s financial losses

Late payment of rent - Interest of 3% above BoE base rate for each day the rent is late, once it is 14 days overdue

Replacement keys - Reasonable costs or give the tenant the option to purchase themselves

Utilities, council tax, communication services, TV Licence etc - Tenants own responsibility unless otherwise stated in contract
