Renting Process

1Viewing a property

Once you have registered with Langford Chase we will contact you with details of properties within your chosen criteria and book appointments with you to carry out viewings.

2Agreeing the rental

Once you have chosen the property that’s right for you, well take a holding deposit ( usually 1 weeks rent) and start the referencing process via our landlord credit reference agency. This process usually take approximately 48 hours and all of our tenants are referenced this way. It provides a detailed background of finances and previous renting history, ensuring there is no adverse credit, CCJ’s or bankruptcies.

3Rent and deposit

Once the referencing process is complete we will then collect the balance of the rent and deposit (typically 1 months rent and 5 weeks rent as deposit) and confirm the check in date with the inventory company. Your tenancy will then be emailed out to you for signing.

4Check in and inventory

The inventory company will meet you at the property on the day of check-in and handover of the keys. They will take meter readings and complete the inventory report which will then be sent to you to sign and return to Langford Chase. You will need to transfer all utilities and council tax into your name once your tenancy has commenced and you have been checked-in to the property.

5Register tenant deposit

All tenants deposits are registered with a regulated government scheme. Langford Chase use MyDeposits

Close Refundable Holding deposit - Capped at 1 weeks rent

Security Deposit - Capped at 5 weeks rent for annual rental under £50,000, or 6 weeks rent for annual rental over £50,000

Rent - The agreed monthly rent

Changes to tenancy - Capped at £50 inc VAT

Early termination charge - Not exceeding the landlord’s financial losses

Late payment of rent - Interest of 3% above BoE base rate for each day the rent is late, once it is 14 days overdue

Replacement keys - Reasonable costs or give the tenant the option to purchase themselves

Utilities, council tax, communication services, TV Licence etc - Tenants own responsibility unless otherwise stated in contract
