Locating the right type of tenant for your property is of upmost importance which is why we utilise the most up to date social media outlets and website portals including Rightmove and On the Market and our own website Langfordchase.com.

Typically our tenants range from professional individuals and families to large corporate companies, banks and public sector organisations.

When we market your property, we want to achieve the highest possible return for you. This is why it is vital it looks its best when it goes to market.

On our first meeting we will advise you on any improvements that we feel may assist in making your property stand out from the crowd and help you maximise your rental income.

Once we’ve found suitable tenants and negotiated the rent, we’ll take a holding deposit and start the referencing process via our landlord credit reference agency FCC Paragon. This process usually takes approximately 48 hours and all of our tenants are referenced in this way. It provides a detailed background of their finances and previous rent history, ensuring there is no adverse credit, CCJ’s, or bankruptcies.

When the tenants have passed the referencing we’ll let you know and then collect the balance of rent and dilapidations deposit (typically 1 months rent and 6 weeks rent as deposit) from your new tenants.

Once you and the tenants have signed the tenancy agreement, you will then need to arrange the transfer of utilities, water rates and council tax accounts as of the commencement date as shown on the agreement, and meet the tenants to check them into the property and hand over the keys.. Obviously, if you decide to take our full management package, you can just sit back and let us deal with everything without worrying about the hassle of reading meters, phoning your local authority and arranging the inventory.

Oh, and one last thing, if you are dealing with the management of the property yourself, don’t forget you’ll need to lodge the tenants deposit with a government regulated body within 14 days of the tenancy commencing. This is something we take care of under our management service via My Deposits.
